Brandon Miller and his team help investors:

  1. First and foremost: Millermark will complete a market study analysis.
    • Identify the need and demand for housing or commercial center
    • Identify the type of units needed:
      • ie., two and three bedroom apartments, three and four bedroom single-family homes, condominiums, etc.
      • ie., restaurant site, bank site, strip center, etc.
    • Determine the annual incomes and demographics of your target clients.
    • Identify developable sites
  2. Look for available sites. Development projects are site specific. Millermark will find an affordable site with NO environmental, neighborhood or regulatory challenges.
  3. After the location is chosen, Millermark will then help you though the Development Phase. At this point we should have the town or county approvals, and a full analysis completed. At this time, Millermark will make a project timeline to help keep the process organized. Once the timeline is agreed upon, it is time to start working on financing. If the Investor is not already aligned with a Banking Institution, Millermark will be able to assist. Throughout the years Brandon Miller has made many contacts in the Banking Industry. We will be able to recommend specific banks and introduce the investor and present the specific project to. Each funding agency will have its own rules and regulations that you will have to adhere to, Millermark will be prepared to write reports and watch for deadlines as required.
  4. After a Bank is aligned and satisfactory financing is in place, the project is ready for construction. An Investor can expect this process to take 8-12 months, depending on the size of the development. Millermark will hold on-site construction meetings and make frequent site visits to monitor the construction progress. Since funding agencies will send inspectors out to approve construction draws, and these draws may be contingent upon passing certain inspections by the local building officials; these visits are necessary. It is recommended that the Investor join in on these on-site visits at least twice per month.
  5. During Construction, it is important to start finding a tenant(s) if one is not already found. Millermark Realty assists the Investor tremendously. Whether the tenant may be a Department Store or it may be multiple tenants needed to fill a 250-unit apartment complex, Millermark Realty has the knowledge and the skills to help get the asset occupied and start producing income.

The Development process is a very detailed and intense one. Millermark approaches and completes this process with the Investor's goals always in mind. The goals are set in the beginning by the Investors, even before land is thought of. We can help you out with these goals to make sure they are achievable, and then assist you in the entire process.
