  • Environmental factors
    • Are there any evident environmental issues like sitting 50-gallon drums, oil stains on the ground, gopher tortoise mounds, evidence of underground tanks, etc.
    • What was the site formally used for?
    • Are there any structures on site?
    • Does it flood? (Millermark will visit the site during a downpour).
    • Is it in a flood zone? (Millermark will verify with various sources including FEMA)
    • Are there obvious wetlands?
    • Does the site have curb appeal?
    • What are the adjacent properties used for?
    • Does the site have utilities available?
    • * An Environmental Survey (Phase 1) might need to be ordered to ensure 100% accuracy.
  • Neighborhood factors
    • Are there nearby schools? Are they overcrowded? How are the road conditions? How heavy is the local traffic?
    • How far to the nearest facilities your clients/residents will need (shopping, daycare, healthcare, public transportation, etc)?
    • How far to the nearest emergence services (fire, police)?
    • How far to the nearest park and local attractions?
    • What's the overall condition of the neighborhood, and is it changing? What's the trend? Will rents be able to be achieved?
    • Is the area known for having a high crime rate?
    • Are there many vacant homes or businesses in the area?
  • Regulatory factors
    • Does the site have appropriate zoning?
    • What is the density allowance?
    • Are there density allowances for affordable housing that you will need? What is the process for securing the allowance?
    • What are the parking and setback requirements?
    • What will the impact fees be?
    • What will the permitting fees be?
    • Will you have to go before a zoning or land use board with a land use change request, and if so, what is the process?
    • Has your County or City Commission embraced your type of project in the past, or will you have some education work to do?
