LUMP-SUM - This type of pricing is most common in custom home or spec building. In a lump sum contract, the owner has essentially assigned all the risk to the Millermark Construction. Typically, a contingency percentage will be included in the price to take care of all unforeseen contingencies. Beside the fixed lump sum price, other commitments are often made by Millermark in the form of submittals such as a specific schedule, the management reporting system or a quality control program.

It is Millermark's utmost responsibility to be accurate on estimations. Millermark accepts all of the risks when it comes to data gathering. If the actual cost of the project is underestimated, the underestimated cost will reduce the profit by that amount. On the other hand, Millermark wants to be as accurate as possible so that the owner/client get the best possible product for the best possible price. We will not under-cut integrity to under-cut price. Below are construction services that the homeowner/client can expect from Millermark Construction during the development and construction of their project:

  • Detailed cost estimating of the project using a computerized accounting system. Separated and estimated for each aspect of construction.
  • Detailed project scheduling and set goals.
  • Bidding/negotiation with subcontractors. The exact scope of work is clearly defined and competive bids obtained for each aspect of construction for estimating.
  • Procurement of materials: A detailed list is prepared and several prices are obtained for each type of material required, ensuring the best cost.
  • Clients will be given an allowance for appliances, flooring, and finish materials, fixtures, etc.: Samples are obtained and presented to facilitate the client's decisions, while being certain to cover all options.
    • Millermark has the ability to get some of the best pricing for flooring and appliances. Allowances will be given based on client's wants and needs.
  • Continuous, daily on-site construction supervision and management. Only quality materials and the finest workmanship are accepted.
  • Obtain all required permits and arrange for all inspections.
  • Before a draw request, the client will receive a detailed list items that are completed or list the percentage completed since the last draw request. This is to ensure not issues with banking institutions on draw requests.
  • Construction work necessary to keep the project progressing smoothly.
